When we first introduced Tectus to our customers here a dozen years ago, the questions we got were more existential like, “What is this?”

Soss was the only thing anyone knew, but everyone quickly grokked the many advantages of 3D-adjustability and welcomed the alien Tectus into their process, their projects and products . Since then, Tectus has become almost a household name in the high-end, modern design conversation. So, then, what is this about a new adjustable concealed hinge?

In Europe, and especially in Germany, concealed hinges you see in the wild are either Tectus or BaSys. They have both been manufacturing high-performance hinges for a long time and introduced their concealed hinge lines at around the same time. In the European door hardware landscape each has its fans and each continues to innovate and improve its offering. For Index-d, it was natural to bring these widely-respected PIVOTA hinges to the market here in order to provide our clients with some of the unique features and solutions that the PIVOTA line offers. I’ll go over some of these below.

1. PIVOTA DESIGN hinges

3. Same mortise for different capacities.

There are many innovations in the BaSys line but this is one that will turn heads in the door shops. Across some of the Pivota line models you will get starkly different load capacities and use exactly the same milling. This variation is due to the difference in the amount of steel in the hinge body.

AGS makes a best-in-class frameless door system. The solid extruded aluminum profiles make for a hearty opening that can take Tectus or BaSys hinges to hang doors up to 440lbs. However, because of the rabbet required when using the inswing TUS profile, if you want to use a standard 1-3/4” thick door, the Basys Pivota DX 58 3D hinge is the only one that will get you up to a 180lbs. Handy hinge to have in your arsenal.

But this barn door needs to lock. What options do we have??” is a question that we are asked time and time again. Just when we think the work of specifying barn door hardware (the track, carriage, pulls, etc.) is done, this question always gives us pause. Until fairly recently, we didn’t have a solid answer.

There are plenty of options out there that lock a door, like the classic hook-and-eye or a “teardrop” lock, but these cheaper solutions tend to ignore the need for an emergency release, which becomes a safety concern. And, as hardware people, it is our duty to provide safe, reliable solutions.

Finally, as manufacturers are now noticing the demand for this privacy barn door function, we’ll take a look at the best privacy barn door locks on the market.

Krownlab

Configure Privacy Barn Door Lock

Krownlab is a hardware manufacturer based in Portland that offers iconic modern barn door solutions. The Inox Barn Door Lock is a simple, affordable, and easy to install lock. Available in satin stainless and black stainless finishes, and with ADA thumbturn option, this barn door lock is highly versatile.

The tubular drive-in bolt is installed inside the jamb, with the thumbturn located in the frame that is used to project the privacy bolt into the interior face of the barn door.

Though we think this is a great, simple solution to a complex problem, it is very important to note that the door to wall clearance is 1/2” to 3/4”, as the lock bolt has only a 1” projection, which is a limiting factor.

Accurate

9100 Barn Door Lock

Connecticut-based Accurate Lock & Hardware is one of our favorite manufacturers. Known for their high-quality, American made locks, Accurate’s 9100BDL is a superior solution for privacy barn doors. This mortise lock is available in a variety of finishes and backsets, as well as compatible with plenty of barn door trim options, including flush pulls, grip pulls, and ADA thumbturns. It also has a keyed function available.

When the thumbturn is turned, the bolt protrudes from the face of the door directly into the wall it meets. Again, as we saw with Krownlab’s Inox lock, the gap is crucial here: the bolt allows for a 3/4” gap. If your gap is greater, let us know.

9500VR Vertical Rod Bolt

Accurate also offers the 9500VR Vertical Rod Lock, which features an elongated rod that is channeled through the turn piece to the base of the door to meet a strike on the floor. This is a good (though expensive) solution if your wall to door gap is an issue. This lock is also compatible with Accurate’s ADA and Flush Pull trim, and available in many beautiful finish options.

Chant

Vertical Rod Bolt

New Zealand-based Chant Hardware is another favorite of ours. Conceptually similar to Accurate’s vertical rod bolt, Chant’s 1070 Euro Single Point Locking Bolt allows one to throw an elongated rod bolt that goes through the length of the door. With the 1070, you can select either an upward or downward bolt (though the fact that you’d need upward direction for a barn door is unlikely), and you also have the option of making this a privacy or keyed function. Chant has some handy strike options, as well, including water proof strikes for exterior or wet (think bathroom) conditions.

Sun Valley Bronze

Pop Out Latch

Sun Valley Bronze has two barn door privacy hardware options that are worth honorable mention. There are plenty of jamb bolts and slide bolts on the market for barn doors, but there are two reasons why the POL-01-12 Pop Out Latch and BRN-L100 Barn Door Latch are superior options:

1) They have Emergency Release (which is a must if there is no other way out of the room)

2) They are made from durable, heavy-duty bronze

The POL-01-12 Pop Out Latch is a heavy-duty jamb bolt. Here, you have the same gap issue as the tab only projects 3/4”, but its a really simple and minimal way to add privacy function to your barn door.

Barn Door Latch

The BRN-L100 is just as simple. This is meant to be mounted on the jamb and latch into your door. You have the ER-12 grommet for the exterior side of your door for emergency release. To use this, you must make sure that your jamb is thick enough to house the 3-1/4” width surface mounts.

In summary, including a privacy function on your barn door isn’t as easy as you might think, but there are some good options!

Barn door-focused privacy locks, such as the ones from Krownlab and Accurate, could be the solution for you, but you must mind the gap! If your clearance from door to wall is too great (which in most cases shown here is 3/4”), you might be best off abandoning the barn door lock and using a (pricier) vertical rod bolt, like Accurate’s 9500VR and Chant’s 1070, instead.

Magnetic Doorstops and Hold Backs

Many modern houses show themselves completely opened to the elements with entire sides of the building ready to welcome in the wind (and birds, bats, etc.). Recently, a client called up to say that they were worried that their doors would hurt someone when the wind picks up, slamming doors into their frames. Forget worrying about plaster; the possibility of someone getting caught by one of these things worried him.

This client wanted help securing the doors and thought about magnetic stops.

Now, this is the same house where the client claimed one of his windows was blown clean off the house and smashed onto the patio below. The casement stay question warrants an entirely different discussion, but this is just to say, this house is in a breezy spot.

Both mechanical connections (hooks) and magnetic (non-electromagnetic) connections can and should be considered. The question of which would work best depends on a few things outside of aesthetics, which definitely entered into the final decisions here.

The client felt that if his teenage kids would need to bend down to hook or unhook anything, these doors would never get hooked or unhooked. An automatically secured and unsecured option was preferable. So, magnetic, right?

Well, it really depends. My feeling is that the holding force on a magnetic stop needs to be quite strong on an exterior door that can theoretically act like a sail in the right conditions. I’m sure there’s a way to figure out the force for a certain mass and area and wind speed, but no one will ever make that calculation… at least not to spec a door stop.

Here are the offerings and considerations we discussed :

Halliday+Baillie

A while back we actually did an in-house experiment, “The Test Report on Breakaway Force for Halliday + Baillie Doorstops” which tested the hold force of the single and double magnetic doorstops. Our findings: the double was not double.

So the HB 720’s and even HB 760’s are probably best used for lighter interior doors. Still, H+B has the HB 760, which addresses yet another question that needs asking when specifying a doorstop for an exterior door: “how much is the step down?” If the door is outswing and you are stepping down even one step, you need a stop that is tall enough. The H+B works for step downs of 5 inches max, and that is only when you use the elevating base. All in all, these stops are more appropriate for interior doors or exterior doors not subject to wind elements.

Chant

Floor-mounted and wall-mounted magnetic solutions from another New Zealand-based manufacturer, Chant, offer two different positions for the magnet: one that hugs the keeper and one that is tangential to the keeper. This allows the user to choose a lighter touch (“I don’t want to have to yank hard on the door to dislodge it from the stop”) or a more secure (“I just hit myself with the door”).

Chant also has some of the mechanical type door stops, called “Hold-Backs”, both wall-mounted and floor-mounted. These rely on hooking the door to the stop and then releasing the hook when you want the door to close. The height of these is 160mm or about 6-1/4”. These automatically drop the “hook” when the door comes toward its open position. The teenager will still need to bend down to release it, though I imagine they’ll figure out how to get their toe to come up between stop and door to unhook the stop.

Sun Valley Bronze

The classic Door Stop/Hold Back hybrid is best illustrated by the Sun Valley combo hook and rubber doorstop. These hold your door securely in place, and the bronze they are made from (not to mention their gorgeous finishes!) make them perfect for exterior elements. But, no magnets here, and again, these require the user (and the perhaps non-compliant teenager) to hook and unhook the stop.

JNF

JNF has many magnetic doorstops that we offer, but there is an interesting one in particular, the IN.13.186 Door Stop with Magnetic Retainer, that is worth considering. Both magnetic and rubber, this stop has an automatic height adjustment to different distances from the door to the floor (which helps with a neat install!). When approaching the door to the stopper, the magnetic rises and reduces the closing speed of the door until it stops

A more traditional door stop / hold back by JNF is the IN.13.189. However, this one is quite weak in it’s holding power and definitely for interior use.

FORMANI

Similar to but taller than JNF’s IN.13.189 is the Italian-made PB30 (UB40’s younger brother), which is part of Formani’s Piet Boon One collection. These are about 6” high, and available in satin stainless steel, powder-coated white, bronze, and satin black finishes, making it very versatile! Still, these are more so recommended for interior applications.

FixFax

Then, there’s the FixFax magnetic version that sits flush to the floor. The FixFax is expensive, but its strong and hides itself. There are two versions: the 6510 can hold a door with a weight up to 155 lbs and the 7032 can hold a door with weight up to 220lbs. Both models give you the option of mounting the plate flush or fitting it with phase. Though we love this hefty piece, it comes only in a stainless steel finish. And, it would not help our homeowner with the windy exterior as these are meant for dry, interior areas.

Ghostop

Last but not least is our newest solution, the Ghostop. The Ghostop’s unique mechanical action uses a retracting pin to hold and stop door in the open and closed position. The beauty of these is that the hardware is hidden and they sit flush to the floor. There is also no trip hazard like conventional doorstops. Though they are nearly concealed, we love seeing that the Ghostop comes in a variety of finishes. There are 3 models of the Ghostop:

The GS100 is for cabinet doors (3/4” min. thickness) and can mount from the head, side, or bottom jamb.

The GS200 is used to stop and hold any door on any surface and can mount from the head or side jamb.

And lastly the GS300 is used to stop and hold any door up to 400lbs on any floor surface.

…..all of which need little to no clearance!!

In sum, though there are quite a few door stop / hold back options worth consideration, not all are the perfect solution for the client with an exterior, wind-vulnerable application and a teenager. Having a mechanical or positive catch might be the strongest against the elements, but ease of use, size and strength, how and where it will be mounted, finish options, and price are also important factors.

Round or Square?

In this day and age choosing the right hardware profile is just as important to the design as the space it’s in. Round buildings throughout time have proven to be more energy efficient, have better acoustics, and cheaper to build (our ancestors around the globe have proven this time and time again). However, in hardware, we don’t have those definitive factors; it’s all about the function, the aesthetic, and how the overall design is being complimented, or not.

So, which way do you go? Should you make a bold ‘‘pointed’’ modern statement with sharp squared edges, or are you more easygoing and flexible with an understated round look?

Luckily manufacturers see this happening and are offering more options than ever.

Let’s start with the most basic yet important of decisions, the doorstop.

In order to get yourself pointed in the right direction, you want to ask “what is the function of the hardware, and are there any technical reasons why one style would be better over the other’’. Something to consider aside from the placement is the positioning. One of the constant conflicts here is whether to have the square aesthetically pleasing and parallel to the wall/door, or to have it slightly askew in order to adsorb the force of the door better. Whereas the round stop is always going to look correct. This option will also be a bit easier when it comes to cleaning as there are no sharp corners to sweep/mop dirt around.

Choosing Your HAWA Junior Set

Specifying a sliding door track can be daunting. Many questions arise: What information do I need? What kind of system should I be looking at? What is the difference between each type? Luckily, we’re here to break down our favorite sliding door system, the HAWA Junior, piece by piece so that you know what information to give, and what product you’ll get.

HAWA Junior 80/B (mod.)

The HAWA Junior is a sliding door system for pocket and sliding doors. It is known for its smooth, quiet operation, durability, and simple installation. Though HAWA does offer Junior sets for glass doors, we are narrowing this commentary to wooden door use only.

The HAWA Junior kit comes with:

  • 2 two-wheeled trolleys

  • 2 two-way suspension fittings

  • 1 track buffer with retaining spring

  • 1 wall buffer

  • 1 rattle-proof floor guide

  • 1 height adjusting pin

Then you’ll need:

  • Upper Track, based on your door weight and track length required

  • Glue-In Guide Rail (for bottom of door)

What information we need:

To properly specify which Junior is right for your application, you’ll need to know and provide a few important pieces of information:

  • Function: single door, pair of bi-parting doors, or pair of bi-passing doors

  • Weight of door panel/s

  • Width of door panel/s

  • Width of door opening OR length of track needed

  • Door panel thickness

  • Optional accessories, such as soft close mechanism or door seals

What’s in a name?

You’ll notice that HAWA Junior’s are distinguishable by the numbers and letters in their titles. For instance there is the 40, 80, 120, 160, 250. These numbers refer to the weight capacity of the door panels in KILOGRAMS. For instance, the weight capacity of the HAWA Junior 80/B or HAWA Junior 80/Z is 80 kilograms, or 176 lbs. Pretty simple, right?

Next, the letter after the number, such as A, B, or Z, refers to the method in which the track is mounted. For instance, when installing a HAWA Junior 80/B, the top edge of the door is mortised for a cleaner look. The HAWA Junior 80/Z, however, is surface mounted to the top edge of the door for simpler installation.

You might wonder, then, what the difference between the A and Z systems are. The answer: they reference the same, top-mounted fittings, but once you go over 264 lbs, the Z turns to A. So, a HAWA Junior 40/Z, 80/Z, 120/A, 160/A, and 250/A all indicate that the system attaches to the top edge of the door, rather than being mortised.

The HAWA Junior 80/B Mod. is the new and improved (aka modified) version of the HAWA 80/B. Here’s why it’s superior:

  • New Two-way Suspension Unit for simple and adjustable installation

  • New Track Stop with adjustable retention force and integrated cover flap

  • Includes 2 Suspension Bolts: a 10mm bolt for mountiing the track to the surface of the frame, and a 20mm bolt for burying the track in the ceiling

  • Plus all of the advantages of the original 80/B, such as smooth and quiet operation, vertical adjustability, and low headroom requirements!


NOTE : to be clear, the HAWA Junior 80/B Mod. is the Junior 80/B. There is no difference in the two. So, if you have an old spec for this Junior 80, the MOD is the system you want.

PART 3 : THE COMPANY

Origins

Sun Valley Bronze was founded by Bob Commons in 1992, after the craftsman noticed the lack of high-end, hand-crafted hardware for his high-end, hand-crafted residential builds. With the purchase of a second-hand furnace from a local high school, Commons cast the first Sun Valley Bronze hardware in a workshop in his small log cabin in Hailey, Idaho.

Today, Sun Valley Bronze hardware is manufactured in a state-of-the-art foundry and is recognized as a leader in high-end architectural hardware. Lately, their hardware has been featured in Interior Design Magazine, Refinery29, and Architectural Record.

Why Bronze?

Bronze is an alloy primarily comprised of copper mixed with other metals such as tin, zinc, or aluminum. Sun Valley Bronze's two finish families are SILICON BRONZE (S finishes) and WHITE BRONZE (W finishes): the bronze used for white bronze includes nickel, while the bronze used for silicon includes, well, silicon! BRONZE IS A TIMELESS BECAUSE IT LOVES TIME : Bronze typically oxidizes superficially, which is why we call it a "living" material or finish, meaning its outer appearance changes due to its environment (resulting in beautiful patinas!). Some believe that "modern" finishes somehow are changeless, hermetically sealed. But everything changes, and everything wears. For some clients, this is exactly what they are looking for: hardware that will age beautifully with the rest of their house, and with them. That said, the strength and durability of Bronze is uncontested; it is in its nature. 

Bronze is durable, corrosion-resistant, and self-decontaminating. Bronze is also malleable, which makes it an ideal medium for craftsman making small and custom pieces like levers, thumbturns, and cabinet knobs for example. Sun Valley Bronze uses hand-carved wood and resin molds as well as 3D modeled molds. By melting bronze at 2500° Fahrenheit, it becomes a liquid that is poured into the molds and hardens, eventually emerging as the hardware you see and touch.

MATERIAL : 100% MADE IN THE USA, Sun Valley Bronze components are not sourced from overseas. The bronze that Sun Valley Bronze uses is comprised of at least 85% pre-consumer recycled bronze content.

MANUFACTURING : Sun Valley Bronze's casting process uses "green sand", a mixture of water, sand, and clay, and is water based, in which leftover water and sand are reused from one casting to the next. In recent years, the company began executing Lean Manufacturing methods to minimize waste throughout each step of the process.

FINISHING : The hardware is lastly finished with a mild acid solution bath, the remainder of which is reused. Lastly, the hardware is meticulously finished and assembled by hand.
